About Beatriz Martinez

With more than 20 years of international business and real estate experience, and over 15 years specializing in the Vail Valley market, I have built my career around helping international buyers, sellers, and investors make confident real estate decisions in Colorado’s luxury resort communities.

Throughout my career, I have participated in more than $300 million in real estate sales, guiding clients through cross-border transactions, luxury acquisitions, vacation rental investments, and long-term wealth-building strategies through real estate.

I was born in San Juan, Puerto Rico, and my international perspective has shaped the way I serve my clients today. I hold a Bachelor of Fine Arts in Communications Design from Syracuse University and an Executive MBA in International Business from the University of Miami. 

Furthermore, I also strengthened my financial background through advanced studies in real estate finance at the London School of Economics and Political Science and completed the Finance for the Non-Financial Manager program at Harvard Business School.

Before entering real estate, I built a career in digital media and international business development, holding leadership positions with AOL, UOL Brasil, and StarMedia. That experience gave me a strong foundation in technology, marketing, communications, and global business strategy. Today, I use that background to give my clients a more complete and strategic perspective when buying, selling, or investing in real estate.

I transitioned into real estate in 2004 and soon found my focus in helping foreign national buyers navigate the Colorado mountain resort market. Over the years, I have advised clients looking for investment properties, vacation homes, lifestyle residences, and legacy assets throughout Vail Valley.

During my time at Slifer Smith & Frampton Real Estate, I was instrumental in launching the firm’s Latin American Division, helping expand its reach among high-net-worth investors from Mexico, Brazil, Argentina, Spain, Puerto Rico, and other international markets.

Today, I serve as an International Real Estate Advisor with eXp Luxury Realty, part of eXp Realty, one of the fastest-growing real estate companies in the world. Within my first year at eXp Realty, I achieved the prestigious ICON Agent designation, an honor awarded to top-performing agents who demonstrate exceptional production, leadership, and contribution to the company.

I work with international buyers and sellers throughout Vail, Beaver Creek, Avon, Edwards, and the greater Vail Valley. My clients come to me for guidance on luxury homes, vacation properties, investment assets, and new development opportunities in one of North America’s most desirable mountain resort destinations.

Because I understand the questions and challenges international buyers face, I have also dedicated much of my work to education. I co-founded VisitVail.com, the region’s first Spanish-language vacation rental portal, to help international visitors and property owners better understand and access the local market.

Today, my media platform reaches a combined audience of more than 40,000 followers and subscribers across YouTube, Instagram, podcast platforms, and email. Through this platform, I provide trusted guidance to buyers, investors, and second-home owners from Latin America, Spain, Puerto Rico, and the United States.

I am also the creator and host of Conquering Vail, the Vail Valley’s longest-running bilingual real estate podcast focused exclusively on international buyers and investors. 

With more than 70 published episodes and thousands of monthly downloads, the podcast has become an educational resource for people who want to understand the Vail Valley market before making a real estate decision.

Through my podcast, YouTube channel, social media platforms, and educational resources, I share market intelligence, investment insights, and local expertise with a global audience. My goal is to make the process of buying, selling, and investing in Vail Valley more transparent, more strategic, and more accessible for international clients.

My approach combines financial analysis, digital marketing expertise, international business experience, and deep local market knowledge. I help clients look beyond the property itself and understand the broader opportunity: lifestyle value, rental potential, long-term appreciation, tax considerations, market timing, and legacy planning.
